Soma Bay is a coastal resort on the Egyptian Red Sea Riviera, 45 km from Hurghada International Airport. At 10 million square meters, the self-contained mixed-use development is located on a peninsula surrounded by the sea on three sides. Approximately 5 km in length and 2 km wide, the peninsula is accessed via a 7 km private road through a single controlled entry gate.
Constructive has forged a unique partnership with Soma Bay Developments. From a modest start in 2019, we are now responsible for all consultancy and project management activities within Soma Bay boundaries. From tender through to handover, we supervise and manage 25 contractors of different grades and backgrounds operating in 15 zones on 40 unique projects at different stages of completion.

Working at a high-end development like Soma Bay, we realized that the end clients expected more than just the basic requirements. OUR RESPONSIBILITIES INCLUDED:
Sharing the strategic planning with the Client through preparing AOPs.
Proposing solutions for handing over livable zones and necessary construction activities for further achievement.
Daily follow-up and management for all ongoing activities.
Monitoring of the application of HSE standards on all sites.
Developing schedules to coordinate the activities of all contractors and ensure the timely delivery of projects.
Managing contracts, reviewing claims, preparing counterclaims, reviewing and approving variation orders, and validating and certifying invoices for more than 25 main contractors.
Establishing a fail-safe reporting system with different layers of information to generate both top and middle management reports including project progress and status reports, rate sheets, management process reviews, and corrective actions taken by the contractors.
